The Sterling, Kaiapoi is a vibrant, award-winning retirement village in the heart of Silverstream subdivision. Since construction began in 2021 as part of the Silverstream Estate Development by Lime Developments, The Sterling, Kaiapoi has rapidly expanded.

In December 2025 TEAMS became involved in the long-anticipated project of constructing the village amenities building. Designed to be the heart of the community, the new building houses the villages reception, a clubhouse, lounge, cinema, cafe, restaurant, bar library, and a state-of-the-art wellness center which includes a swimming pool, hot tub, sauna and gym.

The surrounding grounds feature a community garden, glasshouse, putting green, multi-use pavilion, BBQ area and facilities for lawn bowls, pétanque and croquet.
